Under the Ground Lease with The Regents of the University of California, ICHA is responsible for the management of the common amenities within the community.
All University Hills homes are charged fees for the ongoing repair and maintenance of these common areas. Certain homeowners pay additional fees related to services provided exclusively to their property. University Hills Operating Budgets can be found at the bottom of this page.

See University Hills Fee Schedule below. Exterior maintenance fees are based on a professionally prepared Reserve Report, updated annually, which is available for review at the ICHA Community Development Office.

You should note that the ICHA Board reserves the right, in its sole discretion, to increase these assessments. Although the Ground Sublease defines the purposes for which assessments may be made and requires that all such assessments be reasonable, it does not set a specific limit on the level of regular assessments that may be imposed by the ICHA Board. The Ground Sublease does provide that any special assessments may not cumulatively in a given year exceed twenty-five percent (25%) of the established regular assessment, unless approved by a majority of all homeowners subject to such assessments.
Townhome Community Management
Sixty-eight attached single family townhomes have been constructed in University Hills. ICHA holds a limited maintenance easement over the exterior of the buildings to maintain and repair exterior walls, surfaces and roof areas. The front yard landscaping outside each townhome courtyard is also maintained by ICHA.
In addition to the regular maintenance fees charged to all homeowners in University Hills, townhomes pay additional fees for exterior maintenance and landscaping. See University Hills Monthly Fee Schedule.
Exterior maintenance fees are based on a professionally prepared Reserve Report, updated annually, which is available for review at the ICHA Community Development Office.
As attached single family homes, occupants are obligated to abide by all University Hills building and land use conditions. In addition, it is important to note that there is no common insurance in place and homeowners must obtain their own property and liability insurance.
University Hills Condominium Owners’ Association (UHCOA) – Schubert Court Condominiums
Two condominium associations have been developed in University Hills and each is governed by its own Board of Directors and managed by the ICHA Community Development Department.
In addition to the regular maintenance fees charged to all homeowners in University Hills, condominium owners pay additional fees for the maintenance and upkeep of the common areas and landscaping within the open space surrounding the condominiums.
UHCOA also collects Condominium Owners’ Association fees based on the unit/plan square footage.
