Property Care & Maintenance Program

University Hills is entering its 43rd year as UCI’s academic community-in-residence, providing attainable housing for eligible full-time employees. As the community ages, homes begin to require ongoing maintenance to keep them in good condition. When this routine maintenance is deferred, problems worsen and repairs end up costing more. In this scenario, homeowners may face a list of repair requests at the time of sale.

To help avoid such deferred maintenance, ICHA is launching the Property Care & Maintenance Program to help homeowners maintain their homes and ensure University Hills continues to fulfill its mission as a recruitment and retention tool for UCI. ICHA will play a crucial role in helping homeowners connect to resources to help with deferred maintenance. 

The Program

Beginning in January 2027, property inspectors will visually survey the exterior of homes throughout University Hills. They will identify significant maintenance issues (starting with Priority 1), document them and convey their findings to ICHA. The priority areas that inspectors will initially focus on include peeling, chipped or faded paint, cracked stucco, rotting wood, bent garage door, broken roof tiles or damaged drainpipes. Areas of focus will expand to landscaping, fencing, mailboxes and general upkeep in future years. 

Once an issue has been determined identified as significant, ICHA will notify the homeowner in a series of written notices. 

Help Is Available

ICHA will work with homeowners who are contacted about a deferred maintenance issue, acting as a “navigator” through the process. ICHA has a contractor list (clickable at right) and a list of lenders. Homeowners are not required to use these vendors or lenders but they are provided as an optional resource.
